This house had a price reduction from $1,150,000 to $1,048,900 and prompted me to preview it today. Rancho Palos Verdes 4 bedroom 3 bath and nearly 1900 sq. ft. of living space on a 14,000 sq. ft. lot and I believe it's priced fairly. Based on comps it's only 25k over what a similar house sold for in October 2020 which it not the normal markup up these days.
The topography is rolling hills, unfortunately this home does not come with a view and that's what I am after. The house on the top of this hill located in the backyard has the view I want, I would prefer and ocean view but this is east view of Los Angeles which is cool but not as cool as the ocean. Nice looking fairly large house. I don't know if the yard would be considered large or not, I suppose that depends on the area and market.
As for the price...well, it's California...
It's decent size for me and my wife although the rooms are a little small. The lot is also large but when more than half of it is up the hillside it would take some doing to make use of it. The property line in back is all the way up the hill to the second fence. It seems the markets are cooling off so It will be interesting to see what happens.
Nice location! With some room to breathe. That's a huge lot compared to around here. Looks nice and quiet too. Nobody camped out in the front yard. Pretty sweet.
Overall it's a really cool pad for sure. There was a lot on Homeworth that was smaller but situated better that got passed us. Oh well. NO rush.
