据房产网站Realestate报道，墨尔本顶级公立学校刺激所在区域的房市发展，学区内外的房价最高可相差41万澳元。
据维州房地产研究所（Real Estate Institute of Victoria）的新数据显示，在小学方面，南雅拉小学（South Yarra Primary School）学区的房价与外围相比贵最多，中学方面则是坎伯韦尔高中（Camberwell High）。
该研究所的主席辛普森（Richard Simpson）表示，多年来，墨尔本中学一直对学区内的房价有影响，但现在，家长们为了让孩子赢在起跑线上，也开始注重小学入学问题，因此小学也开始对学区内的房价增长起刺激作用。
据该研究所的数据显示，去年，南雅拉小学学区的中位房价为193万澳元，与学区外围1公里范围内的房价相比高出41万澳元。
