上面这四个因素是很常见的因素,城市规模必然是大城市普遍比小城市贵的,城市的规模反应的是资源聚集和城市管理的综合,大城市的发展潜力较大。外来流入人口多,间接反应说明这个城市的经济发展好。

1儿童数量增长

城市学龄儿童增速快,房价高。深圳的房价涨得很快。过去十年深圳学龄人口增长超过300%。比北京和厦门的增速都快。是因为如果家里有小孩,买房就变成了刚需,不仅解决了孩子上学问题,同时房产会增值。所以有买的必要。

2上市公司数量

在中国公司上市很困难。一个地方如果上市公司多,就说明这里公司质量好,经济活力好。

数据显示,上市公司最多的省份,广东、浙江、江苏、上海、北京、福建、山东、湖南。这几个省经济比较活跃,房价上涨潜力比较好。

3财政收入

财政数据比较可靠,财政状况好的经济发展好,而处于财政赤字的地方政府,容易大量卖地,对房价容易形成压力。

4服务业占比

服务业占比高的城市,发展潜力更大。经济下行的时候,能够对抗经济下行,比工业主导的城市表现要好。
