Taking lands in outer periphery of any city is becoming a trend now,most of them didn't get ROI in long run due to choice of selection,but yes small but smart selection could yield the ROI in multiple folds,but one has to full aware of saturation first.as not all the cities are going to expands in length and breadth,some time a small property in the middle of the city can get more benifit than a big one at outer periphery of the city.
