Cash is king and having a high cashflow is decisive for the next years.
At least in Germany I see a big shift from apartments to one family units or duplex due to the lockdown. It is nicer to have the garden.
And again, with the global distress I think we will have some good opportunities in the coming months to ensure some good deals.
In the US I would look on the markets where people are moving in to, like TX or NV and would not invest in CA for example.

Now, I'm searching for small units in Munich, as there is the need for them. Put some furniture in and rent them real overpriced to foreign people that nobody takes in. It is win-win for both, the guy is welcomed in a clean home without any headache to put furniture in, even if he pays the premium for it and I have someone that can't move that easy, so the rent is coming steady. I see it as I solve that person the problem of housing. ;)
