What is APE? Attestato di Prestazione Energetica (APE) is a document that specifies:

The energy characteristics of a building, apartment, or house.
The energy efficiency class: from A**** (highest) to G (lowest).

Who Needs the APE?
It is mandatory for:
🔸 Property sale or donation since July 1, 2009.
🔸 Property rental since July 1, 2010.
🔸 Participation in government renovation programs and incentives.

How to Obtain an APE?
The certificate is issued by a qualified specialist (geometra).
The certificate is valid for 10 years but must be updated if more than 10 years have passed or if changes have been made to the property.

🔰📛 Who is Responsible for the APE?
The seller must provide the current certificate to the buyer during the notarial transaction.
💶 The cost of obtaining the APE depends on the region and typically ranges from €150 to €350.

What Are the Penalties for Not Having an APE?
If the APE is not provided during the sale or rental of property, the transaction may be declared invalid. In addition, penalties are imposed:
🔸 For sellers or landlords: from €3,000 to €18,000.
🔸 For notaries: from €1,000 to €5,000.

Why is it Important?
The APE helps assess the energy consumption of a building, which is particularly relevant in the era of energy efficiency and environmental consciousness.
