Buen día a todas las personas de la comunidad de Arquitectura+Diseño el día de hoy les quiero hablar sobre estos complejos de apartamentos en la zona de Caricuao - Venezuela que conforma parte de las 22 parroquias del Municipio Libertador.
Good morning to all the people of the community of Architecture+Design today I want to talk about these apartment complexes in the area of Caricuao - Venezuela which is part of the 22 parishes of the Libertador Municipality.
Esta es una de las entradas principales de dicho edificio, lo que me gusta es que tiene esa mini zona donde realmente deberían ir las planta pero que debido a tener un bajo ingreso del condominio del edificio los dueños como visitantes utilizan esas zonas a los laterales de la puerta como asientos ya que se forma como un mini muro.
This is one of the main entrances of the building, what I like is that it has that mini area where the plants should really go but due to having a low income of the condominium building owners as visitors use those areas on the sides of the door as seats as it forms a mini wall.
Por colocar un ejemplo: Se llega al apartamento después de una larga jornada de trabajo y uno se puede sentar un rato a reposar en esos mini muros.
To give an example: One arrives at the apartment after a long day's work and can sit for a while and relax on these mini walls.
Otro punto que debo destacar es el diseño que se le dio a la entrada, se por medios audiovisuales que la utilización de la piedra es mucho más económica que utilizar madera o quizás cerámica.
Another point that I must emphasize is the design that was given to the entrance, I know from audiovisual media that the use of stone is much more economical than using wood or perhaps ceramic.
Por lo cual se me indico que hace tiempo para darle un nuevo diseño al edificio se pensó en realizar una remodelación donde la entrada (piso y paredes) tuvieran cerámica.
I was told that some time ago, in order to give a new design to the building, a remodeling was thought of where the entrance (floor and walls) would have ceramic tiles.
Lastimosamente por falta de capital se tuvo otra junta de condominio y para terminar con dicha remodelación se decidió resolver colocando como protagonista la piedra natural por eso al ver la imagen, puede dar la sensación de que la parte de la entrada no cuadra con el tono del piso ni el color de cerámica utilizado en las paredes cercanas ya que fue cuestión más de resolver en el momento y terminar con lo propuesto.
Unfortunately, due to lack of capital, another condominium meeting was held and in order to finish the remodeling, it was decided to use natural stone as the protagonist, which is why when looking at the image, it may give the impression that the entrance does not match the tone of the floor or the color of the ceramic used in the nearby walls, since it was more a matter of solving the problem at the moment and finishing what was proposed.
Siguiendo con el interior me pude dar cuenta que están estos pequeños bastones o trozos de madera que sostienen una tabla que está debajo para así poder rellenar con cemento la parte exterior donde se visualiza un pequeño tubo.
Continuing with the interior I could see that there are these small canes or pieces of wood that support a board that is underneath so that I could fill with cement the exterior part where a small tube is visualized.
Esa zona del techo está expuesta ya que debido a filtraciones de agua se cayó un parte del techo, aun así poco a poco han ido arreglando este imperfecto. Las paredes asi como la anterior entrada tiene este aspecto rustico que le da el efecto de la roca colocada en las paredes.
This area of the roof is exposed because due to water filtrations a part of the roof fell, even so little by little they have been fixing this imperfection. The walls as well as the previous entrance has this rustic look that gives the effect of the rock placed on the walls.
A continuación les presento el área dónde está el ascensor está parte como en la anterior entrada, tiene su parte única donde si detallan la imagen colocaron un techo de madera oscura que hace un fuerte contraste con la cerámica de pared blanca, el tono claro del piso color gris y hasta con las puertas del ascensor que son metálicas.
Una nota curiosa que debo indicar es que este ascensor fue traído desde China como parte de un convenio entre China y Venezuela donde se realizó una gran compra masiva de ascensores de la empresa Sanei Shanghai que luego fueron distribuidos bajo ciertos aspectos y parámetros en el territorio de Venezuela. Después de investigaciones este edificio fue elegido para colocar uno de los ascensores identificados como (Sanei)
Lo que lo hace especial es que fue traído desde el exterior- China hasta Venezuela.
Que tiene una capacidad máxima de 13 personas por lo cual puedo decir que es grande.
Otro detalle es que así como está el tablero para marcar los pisos a la altura de los brazos, hay uno que está en una esquina a la altura de las rodillas para personas en silla de ruedas, lo cual es muy bueno ya que tanto jóvenes como personas de edad ya avanzada hacen vida en estos conjuntos.
Next I present the area where the elevator is located, this part as in the previous entry, has its unique part where if you detail the image they placed a dark wood ceiling that makes a strong contrast with the white ceramic wall, the light tone of the gray floor and even with the elevator doors that are metallic.
A curious note that I should point out is that this elevator was brought from China as part of an agreement between China and Venezuela where a large massive purchase of elevators of the company Sanei Shanghai was made, which were then distributed under certain aspects and parameters in the territory of Venezuela. After investigations this building was chosen to place one of the elevators identified as (Sanei).
- What makes it special is that it was brought from abroad - China to Venezuela.
- It has a maximum capacity of 13 people so I can say that it is large.
- Another detail is that as well as the board to mark the floors at arm's length, there is one in a corner at knee height for people in wheelchairs, which is very good because both young and old people live in these sets.
Cuando se entra al edificio se puede ver este tipo de espacio que hace de pasillo entre los apartamentos el cual indicaría que sería bueno reforzar la baranda metálica al piso ya que aunque a primera vista se ve en buen estado la sentí un poco suelta del piso, sería algo bueno el poder reforzar dicha reja ya que así los niños que pasen y se apoyen en dicha reja estarán totalmente seguros. El punto positivo de esta zona es la gran vista que tiene la cual permite observar la llegada como ida del tren también poder observar el “área de estacionamiento”.
When you enter the building you can see this type of space that makes a corridor between the apartments which would indicate that it would be good to reinforce the metal railing to the floor because although at first glance it looks in good condition I felt it a little loose from the floor, it would be a good thing to reinforce the railing so that the children who pass and lean on the railing will be completely safe. The positive point of this area is the great view that allows to observe the arrival and departure of the train and also to observe the "parking area".
PUNTOS A FAVOR
Tienen una gran cancha común, donde a veces se realizan torneos de futbol para adolescentes como para niños.
Se imparten rutinas de ejercicio en la cancha ciertos días a la semana, donde las mujeres pueden ir en las tardes a ejercitar su cuerpo.
Un espacio verde parecido a un mini parque con (Columpio, tobogán, asiento giratorio) para los pequeños de la casa que hacen vida dentro de la comunidad.
POINTS IN FAVOR
- They have a large common court, where soccer tournaments are sometimes held for teenagers as well as children.
- Exercise routines are taught on the court certain days a week, where women can go in the afternoons to exercise their bodies.
- A green space similar to a mini-park with (swing, slide, swivel seat) for the little ones of the house who live in the community.
PUNTO NEGATIVO
Una de las cosas más discutidas es la zona de estacionamiento ya que es un area común donde no hay reja que proteja a los carros de miradas curiosas.
Una forma de solucionar es si las personas de la comunidad o juntas de condominio se juntan para colocar una gran reja que rodee esa zona de estacionamienta haciendo de una manera más segura la zona residencial.
NEGATIVE POINT
One of the most discussed issues is the parking area, since it is a common area where there is no fence to protect the cars from prying eyes.
One way to solve the problem is if the people of the community or condominium boards get together to place a large fence around the parking area, making the residential area safer.
Apartment complexes are certainly not easy to maintain, especially if they've reached the overly mature age of more than 50 years old. As with other older infrastructure, preventive maintenance is one key to the puzzle, preventing unnecessary mishaps that would directly compromise the safety, security, and living standards of its residents. A homeowners association is one way to keep the ball rolling, providing systems that ensure the long-term lifespan of these buildings.
This may vary in different countries, but in Venezuela, I was wondering what are the assurances of these property investors if these edifices suddenly crumble, get demolished, or are devastated due to natural causes? Will they be refunded by the real estate developers? How many years are they typically linked to their units, as stated in their contracts? Do you have access to this information @ginethchira2301?
Excellent questions that I will answer with little knowledge, the truth is I do not have the knowledge even so I would say that in case of a collapse due to wear of the materials used in construction would arrive on the scene the Bolivarian national police and firefighters in this case in the area of Caricuao 1) To evict all the people and 2 to effectively see why the collapse happened preparing a detailed report of what happened.
The people who make a living I believe and I am not 100% sure that they would have to respond by their own means looking for a new home, although knowing the position of the government perhaps they will take them to a preventive shelter so that they have at least a floor, a roof and a mattress where all the families of that collapsed building would be since it is common knowledge that buying a house must entail a great saving of years.
Another possible option is for the President to place all those people who lost their homes within the program of the Gran Misión Vivienda Venezuela, where the government is in charge of building houses suitable for the citizen, they would enter the waiting list until the houses are delivered to each one of the damaged families.

Exactly, in emergency situations such as earthquakes and other catastrophes, the intervention of your government would definitely come into play with various rehabilitation options. Oldies but goodies, as they say over there. Although obviously those buildings need maintenance, because of their age, it seems to me that those buildings and those structures are still imposing. They are huge and nice looking to me. Besides this, they belong to a very important and popular community in the capital city. I hope they continue to improve and take care of these structures, as they need it as time passes by. Greetings

Hello friend @ginethchira2301 . It gives me great pleasure to read your publications, they fill me with emotion because every place and building that you show brings back very good memories. I didn't tell you that in Los Molinos Mall I lived many emotions of my youth. It was the place I visited the most in my free hours and escapes from high school 🙄 at that time it was a smaller establishment, in the basement there was a fountain and there we had a lot of fun talking and splashing.
Now you show a sector that I visited few times, but I also remember fondly. My parents' compadres lived there and we used to visit them from time to time. Caricuao is one of the most populous and popular areas of Caracas. Of course, as you can see, these are buildings of long standing. No wonder they show such deterioration.
I agree that if all the inhabitants contribute they can have a better and safer complex.

Venezuela tiene la característica de tener una temporada de frío, de calor, de lluvia y nieve, sin embargo aquí en Caricuao solo hace un poco de frío (0 nieve) igual hay lluvias de baja precipitación pero no llega a mojar el piso del pasillo donde están las escaleras de barandilla negra y estas a su ves están en cierto modo protegidas por la lluvia gracias a la estructura interna del edificio
Igual como hay muchas personas mayores se suele utilizar muchísimo el ascensor muy poco se llegan a utilizar las escaleras a menos que se dañe el ascensor chino.
Venezuela has the characteristic of having a cold, hot, rainy and snowy season, however here in Caricuao it is only a little cold (0 snow) there are still low-precipitation rains but it does not wet the floor of the corridor where there are the stairs with black railing and these, in turn, are in a certain way protected from the rain thanks to the internal structure of the building.
As there are many elderly people in the building, what is most often used is the Chinese elevator, even young people prefer it to having to exercise on the stairs.
