I have never bought nor sold a house, so I can't tell you what we here would have to do, but such a certificate sounds like a good thing and it's certainly good to know that everything is fine with the electrical installations.

Hahaha, too many people were running around panicking and the the water works team arrived in two trucks with about 1o guys to dig down to the leak.
I went outside to take a photo of the repair work.
The white part at the top is our front wall.
We had to get 4 home inspection certificates for our old home before we could sell the house.
An electrical certificate, plumbing certificate, gas certificate and a beetle certificate.
Of course we had to pay for the 4 inspections and the repairs and also for each certificate.
But yes, it is a good thing as then the new owner knows that everything is correct according to the laws that are in place.
Over here in the new house we are waiting for one outstanding plumbing certificate as there are water pipe leaks inside the house that must be repaired first, before a certificate is issued.
I am not allowed to fix them, as the previous owner has to pay for the repairs and the certificate.
Only then after we have all of the certificates will the house be transferred into our name as the new owners.

When my wife and her sister sold their parent's house they didn't do any repairs. I think they needed a certificate for the house that's called "Energieausweis" ... The energy certificate is a document intended to provide data on the energy efficiency and the energy costs incurred in a building.
So I think having the 4 certificates that you have is much better.

Yes, I also think so, as then the new owner will know that everything is in order with 4 legal certificates as evidence.. This particular buyer also asked for an assurance that all of the inner doors must have door locks and keys. Strange but true and when we bought the pace only the front and back doors had keys.
So I had to go and buy 4 new locks and keys for the 3 bedrooms and 1 bathroom doors. I didn't even charge him for the installations.

No idea as a bedroom door is not very strong and one can simply kick it open. But still, I think that he could have had his own locks replaced. We had no keys for the inner doors when we moved in and never bothered to get any 😉
