More and more people are selling their homes
In my area homes are very large, inefficient and suck money from peoples retirement funds rapidly and incessantly. Be it absurd taxes (Seaside living ain't cheap), maintenance (Seaside living wreaks havoc on homes, although these hmes from th 1600's, 1700's and 1800's are still here in great shape due to materials and craftsmanship... oh yah and mentality, build to last), etc..
Anyway as these older homes are put on the market (or any for that matter),it amazes me how people let the condition go...my god present it for sale! So anyway here are four idea to sell your home quickly
Yard Maintenance
First is the drive up appearance... that first impression rule is always in affect. So give your yard a little attention or TLC. By cleaning up your yard and making it look welcoming a beautiful yard that is free of cracks and weeds will attract potential buyers and give it what's called "curb appeal", this can actually add as much as 5 percent value to your home. (I used to be in Real Estate).
Painting Paint Inside and Out
Buyers love to see a fresh, clean space when they visit your home. By painting inside and out with a neutral tone throughout the home, you increase the "Walk in Appeal". Clean smelling new paint, with no chips, nail holes, smudges, etc., to hide. This keeps the appeal factor in play from the yard... it is a much a psychological game as it is a presentation of your character... a beaten home, illustrates a lack of care or even personal pride, who want to met that kind of seller?
Price Your Home Intelligently
We all want major returns, but many times we think it is worth more than the market says it is. The right sales price for your home is often the best way to sell your home quickly, as if priced too high, you may scare buyers away before they even come to an open house, but, if priced too low, you may lose out on money. Trust your RE professional (after due diligence selecting one), as they will give you the highest price they believe the house will sell at (remember their commission is reflective of the higher price).
Depersonalize the Home
Buyers want to look at a beautiful, clean home as if they are moving in, they imagine their stuff in the house to see if it works... imagery is far more important than most give credit to. Each purchase is mostly emotional rather than logical; remember the car you bought just for the color? When you leave pet toys or your children's clothes laying around, people see "YOU" in the home, not them.
Air it Out
Yes even in the winter, open the windows, clean the rugs, etc.. nothing like walking into a house that smells of fried food or worse! You must appeal to not only the emotions, but all the senses... sight, smell, imagery and overall feel.
Now you are Ready
So as I look at these homes for sale as I walk through town, I already see those I would not even look at by first sight. I have bought and sold quite a few personal as well as investment properties, being on both sides... and paying attention as your money and future are at stake, will help you in the long run.

I have been in my share of properties... from foreclosures to commercial properties... it is all the same, the senses and emotions create the sale, plan accordingly.

That’s a good checklist. Our old home in Tennessee is on the market and these are exactly the things we’ve done to prepare her for sale. ✅ done. Now just waiting for the right buyer to come along. 🤞🏾
You know you can sell anything with the right price... these are just some ways to get a bit more profitability.... all the best in a speedy sale!
