One more hot day down. Good day all in all, but very hot. We do have a few AC's that are running a little bit on the low side. BUt this is common every summer.

When we get a call about an AC being down, we do try to get the tech out asap. We know what it is like to live with out AC in the summer, and it is not fun. It can pose a health risk, so as a land lord, try to make the repair asap.
In any repair you should try to make them quickly, and use a professional. This will keep your tenant happy, and paying on time. We have seen a few cases where a land lord did not make a repair in a timely manner, and the tenant was able to bring a law suit again them, and the tenant won.

Know your local and state laws so you are covered. Be aware that the tenant has access to many resources now. They can get free legal aid from the state, all the information is on line, and there is no shortage of greedy lawyers that would be more than happy to sue you. If you are informed, and a good land lord, you will be just fine.
