Being an African and actually a Nigerian for that matter we really don't enjoy the luxury of REITs, at least not until the past few years.
Investing in REITs have always been an uphill task for us because it takes a lot of financial prowess and legal issues and an overwhelmingly long and cumbersome application process before one is allowed to own properties in REITs that are located in other countries, for example the US especially with extremely strict SEC laws.
Presently, there are only 32 REITs in the whole of Africa and of that, 27 are in south Africa and only 4 are in Nigeria.
How does this apply to the Global REIT ICO ?
Well global REIT offers for Africans a bit of an escape window, bypassing all the excess costs and time that are associated with investing. and not to mention the smooth legal process. because it's simply decentralized and as such is not really under any jurisdiction. which provides an escape from all that paperwork.
Global REIT is perfect for African investors. especially because for someone like me with only four choices of REITs to invest in. & I'm sure the spots will have been filled up by the wealthier investors and as such will be extremely expensive to invest in.
With global REIT, I can simply invest at a more cheaper price and actually have my investments diversified and not just being invested in africa. this practical feature of Global REIT is nothing short of savoring. & by offering this much possibilities. It will offer that much-needed reduced barrier for even average african investors to invest in REITs.
To that end, among the main reasons why there are so many few REITs in Africa is because they are mostly non sharia compliant and thus, the laws of wealthy African countries like Egypt, Tunisia, Morocco and other afro Muslim countries doesn't allow them. They are not allowed to operate.
However, because Global REIT is sharia compliant, it will easily be legal in these countries and as such will enjoy from the investment of Arab Africans in those countries. but apart from that, Global REIT will also enjoy the luxury of being able to own properties in top african tourism destinations like Morocco and Algeria since it operates within the sharia system.
From my point of view, being an African and Nigerian, Global REIT offers me the chance to invest in REITs and rake in monthly dividends that i otherwise would not have been able to do due to very low REITs in Africa and also the high costs and inefficiencies of investing in REITs in choices like the UK, for example.
