The best part of my business is getting great deals on houses. Every house I buy I want to buy cheap enough to be able to flip it, whether it is a rental, my personal house or an actual flip. I did a video on how I find my deals.
I get most of my deals from the MLS, but I also use wholesalers, direct marketing, auctions, and even Facebook. I also wrote an article on the subject.

But, you have a great argument for utilizing a license for an advantage.
It's definitely a good idea for many investors. (just not me lol)
