As a RE buddy explained to me, if it looks like something from Property Brothers, it will sell for $200/sq ft (Dallas) in a day. If the mods are 10 years old, you'll get $150/sq and will be on the market for months. You can't win unless you remodel your kitchen every 3 years.Been in mine for 23 years. New roof (50 year guarantee , new bamboo flooring , heat pump an high-efficiency gas furnace, just repainted inside and outside. Acre lot, giant cedar deck.
