Thanks for sharing the steps of this project. You describe the work that will be done in columns that are easy to read but leave us with many unanswered questions.

  1. How much did the house cost?
  2. Who will be doing the work? Contractors and permits are big headache in Illinois.
  3. How do you go about the work you will start? What will you do first?
  4. Do you intend to make this post an investment post or a home project post? If it is an investment post please include a general figure of what you are investing and what you want to receive in return. If you are making this a home improvement post then describe how you plan to take on some of these jobs.

I'm glad you posted something about what you are interested in and made it clear to read but I guess we are all thirsty for more.

Thanks for your support and your questions @mineopoly. I just posted #2 and included some plans of how I want to incorporate your questions and many other questions that people have posted about the project.

Post #3 will talk about all the financials of the project - how much the house cost, how long it took to negotiate, how I negotiated the price of the house to get the most leverage, the profit margin that is expected versus the actual profit, etc etc.

Yes, contractors and permits are a huge headache and I'm going to add that to the list of posts that I want to make about the project. To answer question #3, that's mostly determined by the contractor and his crew. Every contractor has their own preferred way of bringing in their own people to do different things like plumbing, electric, painting, etc.
