It is proven fact that home staging can help you make a quicker sale without dropping your asking price. While that is unmistakably true, not every seller has the budget for a full home staging. My husband and I were just those people! We have been flipping houses for the past 6 years and have created what we like to think of as an 'in-between" staging approach, we call it minimalist staging and IT WORKS! So, whether your home is a newly built beauty like this listing called, "The Danbury" or it's a flipper, if you are ready to sell here are some things you need to know BEFORE your professional listing photos are taken.

WHAT IS MINIMALIST STAGING??
Minimalist staging is just that, MINIMAL! It's less about furniture and more about feel. It's the minimal decorations, linens & lighting that accent your home. The things that set a mood without overshadowing the rooms. The basic decorations that most people can imagine in their home no matter their personal style. Think plants, vases, rugs, shower curtains, mirrors etc.

STAGE THE HOUSE TO FIT YOUR NEIGHBORHOOD
A successful stager, whether minimalist or not will stage a house in a way that appeals to the tastes of their target buyer. While home-buyers come in all different shapes and sizes, they generally choose neighborhoods that they can see themselves in. So your neighborhood becomes your target market. Different areas even attract different age groups and different budgets.

So be up-to-date on current trends and be conscious that your décor price-point matches your listing. For example you wouldn't put a $1500 mirror on the mantle in a smaller $100k listing because your buyer most likely wouldn't be able to afford similar décor and they might think the house won't actually look as good without high-end pieces. However, a $1500 mirror on the mantel of a home listed for $500k would not only make sense to the prospective buyer, but they would expect to place something of similar value on the mantel themselves.

ADD WITHOUT TAKING AWAY
I always stick to neutral colors. I stage with a lot of whites, creams and grays. Then I add a splash of color throughout the entire house. It creates that warm home feeling without over-shadowing or taking away from the bones of the house. The other thing is does is absorbs negative attention. What does that mean? It means when the buyer walks into your room they will notice the décor and the cohesiveness of the house and will most likely miss the small nuances. It may sound trivial, but sometimes the small nuances are what cost you the sale.

HELP YOUR LISTING STAND OUT
Your listing photos are usually what potential buyers see first. You want to wow them right off the bat! Get professional photos taken. Take it a step further and make sure your property is photographed AFTER its been staged! Most people are not able to imagine the possibilities and they need to be shown. Take the guess work out for your client and guide them through your listing with ease and enjoyment.
