I sold a flip today that I estimated the numbers on almost exactly. This almost never happens as so many things change or can happen on a flip. There are more repairs, the house sells for more or less, or something else crazy. On this house, nothing really went wrong with the rehab or selling it, but it was the camper house. You can see the video of the camper that someone left there.
We ended up selling the house for $225,000, spent about $20,000 on the repairs, and about $15,000 on other costs which include financing, selling, and carrying costs. That was exdactly what I thought the costs would be after buying the house for $155,000. I don't know if that has ever happened!
Here is the after video:
Buy a hood home with a camper! lol ;)
Did you list it a little bit low?
No, that was about right. Houses tend sell in our market for wha touy ask if priced right. If they were priced too high it could sit for months.
