Good news clay is found in pretty much on every part of the world if you dig deep enough. Canada is mostly covered by a GIANT rock called the Canadian Shield, it might not be easy to find land with clay if your land is on the Canadian Shield.

Choose land that has a source of water. A river, creek, lake or a spring. A pond 3 acres or less is not really suitable as a sustainable source of water, unless it is really really deep, it could be prone to drought as the earth warms.

Trees, lots of tall thick trees for lumber. You will want those things anyways to live off grid sustainably, it’s vital.

Find land in what Canada calls an “Unorganized” township. This place will have no rules with what you build. You never need a building permits or permission to do something, think the opposite of America. At the same time remember you are very far from civilization and you are responsible for your own safety. There is no one to blame if things go bad accept yourself. So think about what freedom means eh! There is a lot of of unorganized land in Canada.

All seconded. I've been looking to move into the outback, and I settled upon the same guidelines - especially the unorganized-township part!

One interesting use case for unorganized-township land: if you have the funds, time & inclination, you can use it as a kind of experimental laboratory for non-standard building. Not just with n on-standard materials, but also with non--standard design. For one, you could build an outback subdivision of tiny homes! (Or, build a few so as to tweak them for four-season use.)

Thanks. Timmins, eh? That's broadly around the area I was looking at - tho' in my bull-headed way, I was thinking of buying a three-digit-acre parcel myself. :-)

Any idea of how those one-acre parcels are selling? No need to be definite; vague is fine.

I can assure u it is all above board and very legit. You will own the land you buy but you will be apart of a co-op.

Which is cool shit in my mind. They have a great piece of land bought and ready to make into family friendly place to get off grid.

the most i can i say is it is work. you will be clearing "virgin land". no road available but its part of the budget. Horses and Atv's will suffice for now but building that road is a huge goal.
